房地产网站援引房产研究机构Hotspotting.com.au的报告结果提醒,悉尼有17个区的房地产市场被列“高风险”投资区,未来会出现房价长期下跌。

这17个区主要分布在帕拉玛塔地区(Greater Parramatta area)、奥林匹克公园( Sydney Olympic Park )及CBD与机场间道路沿线社区。

17个“高风险”投资区域分别为:

Wolli Creek/ Wentworth Point/ Waterloo/ Rhodes

Parramatta/ Mascot/ Homebush/ Homebush West

Haymarket/ Harris Park/ Forest Lodge/ Ermington

Epping/ Chippendale/ Carlingford/ Breakfast Point/ Zetland

据Hotspotting.com.au分析,上述区域的新公寓项目供应量大,价格下跌趋势可能会持续一段时间。

同时,这份报告还显示悉尼西南部是房价仍有上涨可能的市场,这主要源于首次置业者支撑及基建带来的需求增长。其中,Macquarie Fields、Rosemeadow、Spring Farm及Tahmoor这几个区的销售势头较为良好。
